San Francisco Cafr Term Paper

...The inclusive dates for the fiscal year for the Comprehensive Annual Financial Report (CAFR) for the City of San Francisco, CA are 2010-11. The independent auditor for San Francisco’s CAFR is Macia Gini & O’Connell LLP (MGO) located at 505 14th Street in Oakland, California. The auditor states that their audit was in accordance with auditing standards generally accepted in the United States of America. Those statements require the planning and performing of the audit to obtain reasonable assurance about whether the financial statements are free of material misstatement. The auditor did express unqualified opinions based on the audit and the reports of other auditors, on the respective financial statements of the governmental activities, the business-type activities, the aggregate discretely presented component units, each major fund, and the aggregate remaining fund information. However, the financial statements of the San Francisco International Airport, San Francisco Water Enterprise, Hetch Hetchy Water and Power, San Francisco Municipal Transportation Agency, San Francisco Wastewater Enterprise, San Francisco Market Corporation, and the Health Service System were not audited. The City of San Francisco’s organization chart contains several levels: the citizens elect a mayor and the city administrator is appointed. The Element of Irony San Francisco

...The element of irony san Francisco Throughout the novel the two main characters George and Lennie talk about owning their own 10 acre ranch. They will be able to work as much or as little as they want and nobody would be able to boss them around. If a friend of theirs decides to stop by they would have an extra room so they could spend the night, and they would be able to kick people off their ranch if they would like. The only obstacle standing in their way, however, is money. The element of irony kicks in when George and Lennie decide to partner with Candy so they can afford to buy the ranch. George and Lennie partnering with Candy is ironic because they always wanted to own their own ranch with them doing all the work. Since Candy joined up on the deal they will not be able to do all the work alone, or decide how their time on the ranch should be spent. Before Candy joined the offer, George and Lennie had had all the jobs and work preplanned so that they wouldn’t have to work more than 10 hours a day. Overtime they would progressively see their crops and animals grow but it wouldn’t be the same with an extra helping hand. This is also ironic because George and Lennie aren’t following their original dream, which is having a ranch to themselves. This is precisely what I believe to be the element of irony in this situation—George and Lennie partnering with someone they just met, to buy the ranch they wanted to have for themselves....

The Great 1906 San Francisco Earthquake

...The Great 1906 San Francisco Earthquake At 5:12 a.m. on April 18, 1906, the people of San Francisco were abruptly awaken to one of the world’s most expensive and impacting earthquakes of the 20th century. The magnitude of the earthquake is debatable, ranging from 7.7 to as high as 8.2. However, the most accepted Richter measurement is 7.9. This is debated because Charles Richtor developed his scale in 1935, after the killer quake. The main shock epicenter occurred offshore 3.2 km from the city, near Mussel Rock. It ruptured along the San Andreas Fault northward and southward for 476 km (296 miles). The quake was felt from Oregon to Los Angeles, inland as far as Nevada. Though the earthquake was impacting in itself, it lasted less than a minute and the most damage was done by the resulting fire that lasted 4 days. The earthquake bears inexhaustible remembrance as one of the worst natural disasters in the history of the United States and has had lasting social, fiscal, and political impact. The death toll is uncertain, but modern calculations approximate about 3,000 deaths at a minimum. The death toll alone is a very debated topic, and has had a large impact by itself. Initially it was said that only 478 people had died. It is speculated that the official tally of 478 was employed by the city coroner, who added 100 to the 378 bodies that showed up at the morgue. Some uncertainty in the toll exists because government officials felt that reporting the true death toll would......

Housing in San Francisco

...Alexandra Madzharyan Subject: Housing investments in San Francisco According to your request about housing investments in Bay area, San Francisco I have conducted a research and found interesting facts. Housing market in Bay area can be characterized as very dynamic. ”The increase in housing prices was caused by the strict government restrictions which started in the 1970's, affecting construction in coastal areas” (EBSCO HOST, January 21, 2008) The San Francisco Bay Area real estate market has been growing rapidly over the past six years. Ever since the recession in 2008, the population is growing each year and more people are starting families. However, the prices are also increasing rapidly. ”Every time the market crashes, the consensus becomes that real estate won’t recover for decades or even “in our lifetime.” But the economy mends, the population grows, people start families, inflation builds up over the years, and repressed demand of those who want to own their own homes builds up. In the early eighties, mid-nineties and in 2012, after about 4 years of a recessionary housing market, this repressed demand jumps back in (or “explodes” might be a good description) and prices start to rise again. It’s not unusual for a big surge in values to occur in the first couple years after a recovery begins, as has occurred recently.” (SFGate, October 1, 2013) This is the right time to decide to buy a house in the San Francisco Bay Area. The prices have been increasing......

I used to stop there a couple of times a week for latte, but since they closed the one closest to here, I am latte deficient.‖ ―I know,‖ Ronnie replied. ―I had to drive three miles out of my way for this, but I really like their hazelnut Mocha on a cold November morning. I either have to make a drive or stop at Caribou to get my full-bodied grande Espresso. But it‘s just not the same.‖ Sandy replied, ―That is true. I used to sit and listen to the music while I sipped my coffee at Starbuck. As they open a lot more stores, the atmosphere of the new ones is not as enjoyable as the old ones. It is starting to feel like Dunkin Donuts. Starbucks has really grown since that first Seattle store in 1971. In the last three years, from 2005 to 2007, they have opened 6,442 stores.‖ ―Sandy, you seem to know a lot about Starbucks. Do you know why they closed the nearby store‖ said Ronnie. ―Well, Tom, our boss, has asked me to evaluate the impact of their expansion. I started looking at their free cash flows, return on invested capital and financial ratios. May I have a muffin,‖ Sandy said. 1/17 Starbucks Coffee Company ―Sure, take one,‖ Ronnie offered. ―Besides expanding locations, Starbucks offers a variety of products. I can buy the music I like listening to from Starbucks. They also sell......

I Just Want to Join !!! and increase the frequency of tracing. Truthful or untruthful delivery. After an agreement has been reached, it comes to delivery. If the quality of the commodity is invisible at first sight, the supplier can be opportunistic and try to deliver a lower quality product than agreed upon, thus making an extra profit. An uncertainty tolerant trader may be tempted to do so, calculating the risk of being exposed as a deceiver and the damage that would do to his reputation and future trading opportunities. An uncertainty avoiding trader may have a lot of rules and contracts that forbid defecting, but that does not mean that he will follow the rules. Depending on the other dimensions of culture, traders from uncertainty avoiding cultures may just as easily or even more defect than uncertainty tolerant, especially when dealing with out-group partners. Trust or distrust. An uncertainty avoiding trader does not expect the rules to be broken and will trust, unless he is dealing with a stranger. A new partner will be distrusted until sufficient evidence for the contrary has been found. In uncertainty tolerant societies, the other dimensions of culture determine the level of trust. The rules and contracts do not have a value per se for the uncertainty tolerant. Partner selection. In both uncertainty avoiding and uncertainty tolerant societies, traders prefer to deal with familiar relations, because that brings the experience gathered in previous transactions to value. I Just Wanna Be Average

...Mitchell Jean-Louis Writing 101 I Just Wanna Be Average In “I Just Wanna Be Average” by Mike Rose says, “students will float to the mark you set” (164). Also, He discusses his four years of high school. He expresses his failure during school and his success in the story. How a highly successful teacher supported and encourage Rose to stay consist in school. My High School years, I had to take a 4 long year, 720 day journey in High School. It was a Roller coaster ride with up’s and down’s as I begun with my freshmen year. I went to school without knowing the techniques to maintain a GPA or balance school work and activities. That didn’t stop me I was Mr. popular guy, the man everybody wanted to know; I was the man. My grades were not good; the teachers thought I was going to be on a 5 year plan. I was happy to have wonderful teachers who actually cared enough to help me. But as Rose explained “the teacher had no idea on how to engage the imaginations of us kids who were scuttling along at the bottom of the pond” (185) . The most important part of education is having someone who can teach you and help you understand as well as you possibly can. While I was working on my grades, I wanted to play on the basketball team. That was my dream. I wanted to hear the crowd cheering my name, and the faces of our opponents when they lose. I wanted to be a part of that but I didn’t have the grades therefore that moment I want set a goal that would change my life and focus. A year......

San Francisco Earthquake 1906

...Abstract: Reference #1: Date Accessed: 3/18/2015 Cooke, Tim. 1906 San Francisco Earthquake. Milwaukee: Gareth Stevens Pub., 2005. Print. On April 18, 1906 at approximately 5:13 a.m., a super powerful earthquake that lasted for about 45 to 60 seconds struck San Francisco, California. The earthquake that hit the town was so strong, that people all along the West Coast of the U.S felt it; the areas along the coast included Oregon to Los Angeles, California and east into the state of Nevada. Unfortunately, since the earthquake was an 8.3 on the Richter scale more than 3,000 people were killed, while 225,000 people were left homeless. Thousands of people were left homeless after the earthquake disrupted about 12,000 square miles of land. It has been said that one of the reasons why the 1906 earthquake caused so much damage, was that parts of San Francisco were built on land that was once the seabed of the San Francisco Bay. Thus, a majority of the land in San Francisco should have never been built on, since the building does not have the proper ground support. Reference #2: Date Accessed: 3/18/2015 Richard, Hansen Barton., and Gladys C. Hansen. 1906 San Francisco Earthquake. Charleston: South Carolina, 2013. Print. In the 1906 earthquake, the buildings that were damaged the most had wooden structures that were built on alluvial soil or landfill. In addition, because the buildings had weak foundations, those killed in the earthquake were in wooden structures, not......

San Francisco Public Utilities Commission Case Study

...San Francisco Public Utilities Commission Case Study Question 1 San Francisco Public Utilities Commission (SPFUC) is a branch of the city council of San Francisco that handles ensuring that there is water, power services, and water treatment to the city. Just like any other organization, it has its business goals that it is out to achieve. The basic goal of SPFUC organization is to provide its clients, who are the residents of the Bay area and San Francisco with wastewater treatment and high quality reasonably priced water. Additionally these goals will be achieved while responsibly and efficiently managing natural, human, and physical resources. SPFUC is facing a major challenge in handling the knowledge of its workers. Approximately 20% of the employees will be retiring, and the biggest headache is that the jobs that they do is technical, not recorded anywhere therefore they risk losing knowledge through retirement. Question 2 SPFUC is facing a critical challenge in maintaining the knowledge of its employees within the company. Following the retirement of some employees of whom a significant number carried out technical duties, SPFUC risks losing its knowledge among the employees through retirement. The situation is even in a more critical position when it comes to training new employees will be more complicated. Therefore, capturing of, managing, transferring, and sustaining consistency and accountability notwithstanding a larger influx of workers will prove a......

I Just Want to Join

...Module 1 Lab Report For this module, I have chosen the movie Taken to analyze. In it, Bryan Mills’ teenage daughter, Kim, travels to Paris with a friend to follow a band on tour. Shortly after arriving, the two share a taxi with a stranger who works in a human trafficking ring. The two are profiled and abducted soon after, but Kim is on the phone with her father at the time of the abduction. Using very limited clues and training as an ex-CIA operative, he tracks down these men all over Europe and rescues his daughter. This modern-day myth shares a very powerful cultural truth-value that we can see in ancient myths such as The Iliad and The Odyssey. The characters in these stories are driven by a strong love for somebody else and will do anything for those they love. This is true in society today, as we would do anything for those we love. In Taken, we only see this portrayed in one character. In these other myths, however, we see a multitude of heroes perform grand acts for those they love. In The Iliad, Menelaus brings together the Achaean armies to attack and conquer the mighty city of Troy for one reason: Love. His beloved wife, Helen, had been taken away by Paris of Troy to be his wife. In an effort to save his wife, he traveled across dangerous land and oceans to Troy where the Greeks fought in a war for 10 years. If not for love, a 10 year war because of a single man’s desire would seem absolutely absurd. However, we all can sympathize with Menelaus because we......

San Francisco Bay Consulting

...San Francisco Bay (SFB) Consulting Simulation Requirements 1. Evaluate SFB’s current approach of treating Computer Services as a modified profit-center. Please refer to the Appendix below that I have created for details on how monthly rental rates and usage charges are developed by Computer Services and then charged to Consulting Groups. San Francisco Bay Consulting practical application of economic theory to business problems SF bays practice was divided into two groups – Business Consulting and Litigation Support (both relied heavily on quantitative economic analysis) Computer services: the firm evaluated it as a modified profit center, which they called a “breakeven” center. Budget included all expenses that CS expected to incur for the year, including salaries, supplies, purchased software, and hardware depreciation. Revenue included expectation for internal billings from CS to groups for hardware “rented” by the consulting groups, and for usage charges levied on the groups for disk storage, laptops, and SUN usage. As long as the budget showed a projected break-even position at the end of the year, and the internal billings were realistic it was approved. CS’s expenses could be over budget as long as the internal billings were above expectations by the same amount and the break-even position was maintained Computer service actual revenue was determined by how much the groups used, given CSs billing rates Computer services performance assessment was based on...

Asian Art Museum in San Francisco

...Museum in San Francisco During the first week of September, I made a trip with a friend to the Asian Art Museum in San Francisco. Every first Sunday of the month, admission into the museum is free. It is my first time to visit there and I was most impressed with the huge number of Buddhas on display. Most of the pieces are in excellent condition. It is amazing 600-year-old pottery and all these stone statues of Buddha that looks like it was made yesterday. What really brings this place to life for me are the brilliant combination of social mixers and live performance events mixed with cultural education.  Asian Art Museum in San Francisco has a collection of about 17,000 objects of art and artifacts from all major Asian countries. In this museum, there are unique collection of Asian art and the famous bronze statue of Buddha from China. Chinese Buddha statue is the world's oldest known recorded from 338 AD. In this museum there are several main galleries devoted to the art of South Asia, West Asia (including Persia), Southeast Asia, Himalaya, China, Korea and Japan. I was quite impressed with the collection of Buddhist items, with entire sections dedicated to Buddhism from different time periods and regions. Of all the historical artifacts, I would say what became most apparent and valuable as a take-away lesson was the diversity of Buddha imagery in Buddhism, again depending on time periods and regions. As I walked from one room to the next, I......
